Three reasons this session is worth forty minutes
You may be worse off and not know it. Whether your property is caught comes down to one date on your contract. Most people are wrong about which date it is.Your next purchase is a different decision now. What you buy, how you hold it and how much you can borrow have all changed. Getting it wrong is expensive and hard to undo. There's a deadline in 2027 that catches almost everyone. It applies to shares, your business and your trust, not just property. Miss it and you pay more tax later, with no way back.

What actually changed
Two measures from the 2026 Budget take effect on 1 July 2027. One limits negative gearing on established residential property. The other replaces the 50% capital gains tax discount with an inflation adjustment.A great deal has been written about both, and much of it is incomplete. Plenty of existing investors are entirely unaffected. Some are materially worse off. And for anyone still planning a first or next purchase, the rules change what to buy, how to hold it and how much you can borrow. This session is the accurate version for both, in plain language and in actual dollars.
The deadline that applies even if you don't own an investment property
Under the new capital gains method, what matters for every asset you already hold is evidence of its value on 30 June 2027.That's not just property. It includes shares and managed funds, shares in your own business company, interests in a family trust, and the goodwill in your business, which is the hardest to prove after the fact. That evidence costs little to put together now. Later, it's expensive and sometimes impossible.

Whichever side you're on, the answer starts with one date
You already own an investment property. Find out whether your property sits under the old rules or the new ones, what the change costs over twenty years in dollars, and what to decide now if you hold it in a trust, company or super fund. You're planning to buy. Understand which properties keep negative gearing and the 50% CGT discount, how houses and apartments compare under the new rules, whether to buy in your own name or a structure, and what the changes do to your borrowing capacity.
Four things you will know
Whether any of this applies to you
For property you own it comes down to one date, and most people are wrong about which. For property you buy from here, it comes down to what you buy.
What it costs, in dollars
Worked through on a $1 million property held for twenty years, with the assumptions on screen.
What still works for a new purchase
The category of property that keeps both concessions, the traps in how it's defined, and why houses and apartments give different answers.
What to do before the start date
Practical actions for owners and buyers, one with a hard deadline.

Before you register
Is there a cost?
No. It's free, and nothing is sold during the session.
I don't own an investment property yet. Is this for me?
Yes. Much of the session covers buying under the new rules: what to buy, how to structure it and what it does to your borrowing. It's far cheaper to get this right before you sign than after.
What do I need to join?
It runs on Zoom. You can join through the Zoom app or straight from your web browser, and your joining link is emailed to you before the session.
Will I be on camera?
No. It runs in webinar mode, so attendees can't see or hear each other and no attendee list is visible. This is a session about your personal finances and it's treated that way.
Can I ask questions?
Yes, through the question box, and they're answered out loud rather than typed back. Anything that needs your actual figures is better handled privately afterwards.
Will there be a recording?
No. Parts of this reform are still in draft and still moving, and a recording would keep circulating after the position changed. If you can't attend, register anyway and we'll send you a dated written summary instead.
Is this personal advice?
No. It's general information. Every worked example shows its assumptions, and your own position will differ.

If you want something specific covered, ask early. Can't wait until October? Signing a contract before then, choosing a structure for your first investment, or holding property through a trust? Some of these decisions close on dates that won't wait for the webinar. Book a time and we'll look at your position directly.
